Realty Check: MHADA To Build 19,497 Affordable Homes From Mumbai To Nagpur In 2025-26

The Maharashtra Housing and Area Development Authority (MHADA) has set an ambitious target to construct 19,497 housing units across the state in the upcoming financial year 2025-26.
This initiative will be carried out through its regional boards in Mumbai, Pune, Konkan, Nashik, Amravati, Chhatrapati Sambhajinagar, and Nagpur.

To support this large-scale housing push, MHADA has approved a Rs 15,956.92-crore budget, with Rs 9,202.76 crore allocated specifically for new housing projects. In Mumbai alone, 5,199 new homes are planned, with a dedicated budget of Rs 5,749.49 crore. The Konkan region will see the highest number of new homes—9,902 units, while other cities such as Pune, Nagpur, and Chhatrapati Sambhajinagar will also receive a significant number of affordable housing units.
In addition to new housing, MHADA has made substantial allocations for redevelopment projects in Mumbai. The BDD chawls in Worli, Naigaon, and Parel will undergo redevelopment with a Rs 2,800-crore investment, while Rs 350 crore has been allocated for PMGP Colony redevelopment in Jogeshwari East. Other key projects include Paridhi Khadi redevelopment in Bandra West (Rs 205 crore) and new housing at Siddharth Nagar, Goregaon (Rs 573 crore). Efforts are also being made to improve living conditions for mill workers, with Rs 57.50 crore earmarked for their housing, along with additional funds for hostels, slum rehabilitation, and infrastructure projects in Borivali, Parel, and Malvani.
Beyond Mumbai, major investments have been planned in other regions. In Thane, Rs 90 crore will be used for the redevelopment of police housing, and Rs 115 crore has been allocated for affordable housing under the Pradhan Mantri Awas Yojana (PMAY Urban) in Gotegao. The Nagpur Board will receive Rs 371.20 crore for the Chandrapur Special Planning Authority scheme, along with Rs 350 crore for the Textile Park Empress Mill project. These initiatives aim to address the growing demand for affordable housing, particularly in urban areas, ensuring better living conditions for thousands of citizens across Maharashtra.
With this large-scale housing and redevelopment plan, MHADA aims to not only provide new homes but also improve urban infrastructure, boost economic development, and uplift communities. The authority is committed to ensuring that affordable housing remains accessible to people from various economic backgrounds, contributing to the overall growth and development of Maharashtra’s cities and towns.
